What Has Actually Happened to Local Jobs Recently
We are not going to tell you the local economy is collapsing, because it is not, and we will not pretend to forecast it. But several verifiable events over the past year have hit households in and around Mishawaka directly:
- Raydia Food Group filed a WARN notice in September 2025 closing its facilities on Edison Lakes Parkway in Mishawaka, in South Bend, and in Bloomington by November 26, 2025 — about 200 employees across the three sites, according to Inside INdiana Business.
- Value City Furniture on Grape Road began closing in December 2025 after its parent company, American Signature Furniture, filed for Chapter 11 bankruptcy, WSBT reported.
- The New Carlisle battery plant. In May 2026 construction at the GM and Samsung SDI plant west of South Bend was paused indefinitely once the exterior is complete; about 230 construction workers had been on site that March. In August 2026 Samsung SDI bought GM's stake and said it plans to make energy storage batteries there.
- Large employers have cut before. AM General's Mishawaka operations filed a WARN notice covering 435 workers in 2017. That is history, not a prediction — but it is a reminder that one employer's decision can move a lot of Mishawaka paychecks at once.
If your income loss came from one of these, or from anything else, the steps below apply the same way.
Keep the Power and Water On First
A missed mortgage payment takes months to become a foreclosure. A missed utility payment moves faster, and in Mishawaka that bill covers electric, water, and wastewater together because Mishawaka Utilities provides all three.
According to the city's own FAQ, the sequence runs: your regular bill, then a Final Notice, then a bill the following month showing the past-due amount before service is shut off. Reconnection costs $25 during business hours and $70 after hours, and must be paid in cash, money order, or cashier's check. Late payments, final notices, and disconnections also count against your standing with the utility, and deposits are based on a two-month bill.
In other words, the cheapest shutoff is the one that never happens. If you can see a gap coming, call the business office at (574) 258-1630 before the Final Notice rather than after.
Then the Mortgage — Before You Miss a Payment
- Call your servicer while you are still current. Forbearance and modification are much easier to arrange on a current account than a delinquent one.
- Use free counseling. HUD-certified counselors at 1-877-GET-HOPE will work with your servicer at no cost.
- File for unemployment immediately through the state, and keep records of every contact you make.
- Ask HR what you are owed — final pay, unused paid time off, and when health coverage ends — so your runway is a number rather than a guess.
- Read the rest of the picture. Our guide to avoiding foreclosure covers the servicer options in more depth, and applies equally to Mishawaka homes.
When Selling Does Make Sense
There are real situations where selling early is the better financial decision, and we will not talk you out of them either:
- The job is gone for good — a closure, not a slowdown — and nothing comparable is available locally.
- You are taking work elsewhere and would otherwise carry a Mishawaka mortgage from another city.
- You have meaningful equity, and arrears are building faster than any realistic income can clear them.
- The house needs a roof, furnace, or sewer line you cannot now pay for, and it will only get more expensive to sell.
If one of those fits, the goal is to act while there is still equity to protect. See how we approach selling a house in Mishawaka for the basics of a cash sale.
What We Do, and What It Costs You
We look at the house once, price it from actual sales nearby and its real condition, and put a number in writing within 24 hours. We explain how we got to it.
You choose the closing date — a week if you need the cash now, two or three months if you need time to find work or housing. Your mortgage and any utility balance are paid at closing; the rest is yours. No commission, no closing costs, no repairs, no cleanout.
And if our offer is a benchmark you use to decide to hold on and ride it out, that is a good outcome too.
