Berrien County contains at least three distinct markets. The lakeshore — St. Joseph, Stevensville, Bridgman, New Buffalo — is resort and second-home territory at the county's highest price points. Benton Harbor sits at the opposite end, with substantial older housing stock, long-run vacancy, and a large volume of tax-delinquent property. Michigan's mortgage foreclosure process is the first thing sellers need to understand. Most Michigan foreclosures are non-judicial — foreclosure by advertisement — so there is no lawsuit and no court judgment, and things can move faster than Indiana homeowners expect. Michigan then provides a redemption period after the sheriff's sale, commonly six months for an owner-occupied home, during which a sale is still possible.
Property tax delinquency is a separate and considerably less forgiving process, administered by the Berrien County Treasurer on a multi-year forfeiture-then-foreclosure calendar.
