How Layoffs Tend to Land in South Bend
South Bend's working base looks very different from the Studebaker era. The City still carries that memory: when Studebaker shut its South Bend assembly plant in 1963, the pension plan was so underfunded that roughly 7,000 workers got no more than 15 percent of what they were owed, according to the U.S. Department of Labor — the episode that helped bring about federal pension law. Today the largest employer in St. Joseph County is the University of Notre Dame, with just over 4,700 employees per the South Bend Regional Chamber, alongside the two big health systems, Beacon Health System and Saint Joseph Health System.
That mix means job losses here usually arrive one employer at a time rather than as a county-wide wave. A few recent, documented examples:
- Raydia Food Group said its plant at 1840 Commerce Drive in South Bend and a Mishawaka site would close permanently on Nov. 26, 2025, part of three Indiana closures affecting 200 employees (FOX59).
- Notre Dame put a staff hiring freeze in place in March 2025 and later confirmed a 2.5 percent budget reduction, citing federal research-funding cuts and a higher endowment tax (WNDU; Notre Dame executive officers). A freeze is not a layoff, but it narrows where displaced local staff can land.
- AM General detailed plans in 2017 to lay off more than 430 workers at its Mishawaka commercial assembly plant after its Mercedes-Benz contract ended (Inside INdiana Business).
- Bosch closed its South Bend facilities by the end of 2011, affecting about 250 jobs, with many roles offered out of state (Indianapolis Business Journal).
The practical upshot is mildly good news. Because one employer's cuts rarely hit every buyer in town at once, the local housing market does not automatically freeze when you lose your job. If you have runway, listing remains a real option — which is not true everywhere.
The First Month: Get the Money Side Moving
The single most expensive mistake after a layoff is waiting. Several things are easier in week one than in month four.
- File your unemployment claim right away. Indiana claims and weekly vouchers are filed online through the DWD Uplink system. Indiana does not pay for the first week you claim — it is a waiting week — and DWD says the first payment should arrive within about three weeks if nothing on the claim is in question. The maximum weekly benefit is $390 (Indiana DWD). Put that ceiling next to your monthly house payment honestly; for many households it does not cover the mortgage on its own.
- Call your mortgage servicer while you are still current. Ask specifically about forbearance or a repayment plan based on unemployment. A servicer has more room to work with an account that is not yet delinquent.
- Write down your real runway. Savings, severance if any, benefits, a spouse's income — against the mortgage, taxes, insurance, and utilities. The number of months that produces is what every later decision hangs on.
- Look at the escrow line. If your taxes or insurance went up, the payment may be rising at the same moment income falls.
Local Help South Bend Households Often Miss
Before the house is on the table, use what St. Joseph County actually offers. None of these cost anything.
- Your township trustee. The Portage Township Trustee, which covers most of the city of South Bend, can help qualifying residents with rent and housing costs and with water, sewer, gas, heating and electric bills — including delinquent bills, to prevent or reverse a shutoff. Applications are taken in person at the office on Columbia in downtown South Bend (portage-township.com). If you live in Mishawaka, Granger or elsewhere in the county, your own township trustee handles this.
- The City's housing counselors. The City of South Bend is a HUD-certified Local Housing Counseling Agency and offers mortgage delinquency and default resolution counseling (City of South Bend). Dial 311 to be routed.
- Statewide counseling at 1-877-GET-HOPE. Free HUD-certified counselors through the Indiana Foreclosure Prevention Network. Be aware the IHAF grant program is closed — it made its final payments in August 2024 — so counseling, not a grant, is what is on offer.
- Notre Dame Legal Aid Clinic. Its Economic Justice Project represents income-qualifying clients in mortgage foreclosures, predatory lending and foreclosure-rescue scams, per the City's resource list.

Hold, Rent, List, or Sell: Matching the Choice to the Gap
Once the first month is behind you, the question is not really "should I sell?" It is "how big is the gap between what comes in and what the house costs, and how long will it last?"
| Your situation | Usually the better move | Why |
|---|---|---|
| New job likely within your runway | Hold and use forbearance | A short gap is cheaper to bridge than a sale is to complete. |
| Long search, solid equity, house in good shape | List with an agent | South Bend buyers are not all hit at once; top price can be worth the wait. |
| Work found out of the area | Sell or rent | Carrying an empty South Bend house while paying rent elsewhere drains savings fast. |
| Already behind, filing likely, repairs you can't fund | Sell for cash | Protects equity before fees and a sheriff's sale erode it. |
Renting it out sounds tidy but assumes you can cover make-ready costs and vacancies on reduced income. Listing assumes months of payments, showings, and a buyer's inspection list you may not be able to fund. Neither is wrong; both need money a layoff often removes. Our cash buyer vs. realtor breakdown runs the net numbers side by side.
If Selling Turns Out to Be the Answer
When the gap will not close, the goal becomes protecting what you have built. We look at the house, price it from recent St. Joseph County sales and its real condition, and give you a written offer within 24 hours. No repairs, no cleaning, no showings to schedule around interviews.
Closing usually takes 7 to 14 days, but you pick the date — including a later one if you need to line up a rental or wait for a start date in another city. Any mortgage is paid off at closing, and back payments and fees come out of the proceeds rather than your pocket. We charge no commission and pay the closing costs.
If you are weighing that route, start with how we buy houses for cash when you need to sell my house fast in South Bend, or see the relocation page if the next job is somewhere else. Homeowners elsewhere in the county can start from the St. Joseph County page.
