Staying in Goshen, Just Somewhere Smaller
The general side of downsizing โ the cleanout, moving into care, family farm property โ is on our Elkhart County downsizing page and the South Bend downsizing page. This page is for people who want to stay in or near Goshen.
Goshen has a well-established option for older adults who want to stay local. Greencroft Goshen, a faith-based nonprofit community that dates to 1967, describes itself as a continuing care retirement community, offering independent living apartments alongside assisted living, skilled nursing, rehabilitation and adult day services on one campus. It is not the only choice in town, and the right fit depends on your health, budget and wishes โ but it is a common reason Goshen downsizers call us with a move-in date already set.
If you are comparing communities, ask each one how its entry process works, whether it expects you to have sold your house first, and how long a unit will be held. Those answers set your selling timeline.
If You're Not Ready to Move Yet
Downsizing is not always the answer. If the house works for you apart from a few problems, there is local help worth trying first.
- REAL Services is the Area Agency on Aging for Elkhart County, designated by the governor in 1974. Area agencies provide case management and referrals for older adults who want to keep living independently, which can include in-home help.
- LaCasa of Goshen at 202 N. Cottage Ave. is a HUD-approved counseling agency whose services include home improvement and rehabilitation counseling โ useful if a repair, not the size of the house, is what is pushing you to move.
- Stairs and bathrooms are the usual problems in older Goshen houses. Home modifications are permitted work in Goshen when they involve structural, electrical or plumbing changes, so use a contractor who will pull the permit.
If those steps keep you comfortable at home for a few more years, that is a good outcome.
Timing the Sale to the Move
The hardest part of downsizing is usually timing. A traditional sale needs the house tidied, photographed and shown, and the closing date depends on the buyer's lender โ all while you are trying to sort through decades of belongings and coordinate a move-in date.
A cash sale lets you do it in the other order. Choose the day you want to move, and we close on or after that date. You can stay in the house until then, take the furniture and keepsakes that fit your new place, give family time to collect what they want, and leave everything else. We deal with what remains.
Sorting Decades of Belongings
For most people downsizing from a family home in Goshen, the house is the easy part. The contents are hard: the basement, the garage, the attic and the rooms that have not been used in years. It helps to break the job into four piles and give yourself permission not to decide everything at once.
- Coming with me. Measure the new place first. Independent living apartments are much smaller than a Goshen family home, and furniture that does not fit becomes a problem on moving day.
- For family. Give children and grandchildren a deadline to collect what they want, and let them know what happens after it.
- To donate. The City of Goshen's list of helping organizations includes the Salvation Army on North Main Street and the Interfaith Hospitality Network on South 3rd Street. Call ahead to ask what each can accept.
- Everything else. When you sell to us, this pile can stay in the house. You do not need to arrange a dumpster, an estate sale or a hauling company.
If a family member is helping from out of town, the same plan works in stages: a visit to sort the keep and family piles, then the move, then the closing. Nobody has to empty the house completely before handing over the keys.
Take photos of anything sentimental you cannot keep. It sounds small, but many people say it made letting go easier.
When Listing Makes More Sense
If your house is in good condition, you have time before the move and you are comfortable with showings, listing with an agent will often get you a higher price, and we will tell you so. That is especially true for well-kept older Goshen homes near downtown, which tend to attract buyers.
A cash sale is the better fit when the house needs work you do not want to take on, the move-in date is fixed and close, the cleanout feels overwhelming, or you simply want it finished. You get a written offer within 24 hours, we pay closing costs, and there is no commission. There is more on selling a house in Goshen on our city page.
