Goshen's Recent Closures Weren't Only RV Plants
The Elkhart County page on selling after a layoff explains how the RV cycle moves the whole county. Goshen's own recent losses have come from a wider mix of manufacturers, and the state's WARN notice list shows it.
| Employer (per Indiana DWD) | Goshen location | Workers affected | Effective |
|---|---|---|---|
| Wabash | E. Kercher Road — manufacturing idled | 144 | First separations from March 6, 2026 |
| Grouper Acquisition Co. (Grouper Wild; metal stamping) | Eisenhower Drive South — plant closure | 172 | March 31, 2026 |
| Keystone RV Company | Goshen — closure | 334 | September 23, 2022 |
A WARN notice only covers larger layoffs, so plenty of smaller cuts never appear on that list. The point is not the headcount. It is that a closure is permanent in a way a seasonal slowdown is not, and that difference should drive what you do about the house.
If your plant cut a shift and expects to recall people, protect the mortgage and wait. If the building is closing, plan as though the income is gone and work out what the house costs you without it.
The First Month: Goshen Offices Worth a Phone Call
- The city water and sewer billing office (574-533-9399). If you are going to fall behind, call before a disconnect notice rather than after. The city publishes an account holder's right-to-a-hearing notice for disconnections, and its billing office keeps a list of local helping organizations.
- Your township trustee. Elkhart Township's office at 106 N. 5th St. takes applications for help with rent, utilities, food and prescriptions. Assistance is audited and not guaranteed, and you are expected to have used your other means first, so bring paperwork showing the layoff.
- LaCasa of Goshen (574-533-4450). Its HUD-approved counseling covers budgeting and financial management as well as mortgage default, which is exactly the conversation to have in the first weeks without a paycheck.
- WorkOne Northern Indiana. The state's job centre network serves Elkhart County and is the place for retraining and job search help; filing your unemployment claim promptly matters more than anything on this list.
- Your mortgage servicer — while you are still current. Hardship options are far easier to get before the first missed payment.
Signs the House Has Become the Problem
For most people who call us after a Goshen layoff, the honest advice is to hold on to the house. It stops being the right advice in a few specific situations:
- The new job, if there is one, is at a lower wage and the payment no longer fits even after the emergency passes.
- The work is out of the area and you would be carrying a Goshen house from another city.
- You are thinking of renting it out to cover the payment but have not budgeted for the city's rental registration and inspection — Goshen requires both, and a house that has gone without maintenance may not pass without repairs you cannot now afford.
- Two or three payments are already missed and the counselor's numbers do not show a way back.
If one of those fits, selling while you still have equity and a clean payment history is usually better than selling later under pressure.
Plan the Next Three Months on Paper
A layoff turns every bill into a decision. Before you decide anything about the house, write down what the next ninety days actually look like: severance or final pay, unemployment, any savings, and the fixed costs you cannot avoid. Then rank the bills by what happens if they go unpaid.
For a Goshen homeowner that ranking usually looks something like this:
- Utilities first. A disconnection affects daily life immediately, and unpaid city sewer charges can end up attached to the house.
- The mortgage next, but with a phone call to the servicer before the payment is missed, not after.
- Car payment if you need the car to get to interviews or a new job.
- Unsecured debt last. Credit cards and medical bills matter, but they do not threaten the roof over your head in the short term.
Goshen has a large Spanish-speaking community — about a third of residents identified as Hispanic or Latino in the 2020 census — and several of the local resources on this page can help in Spanish. LaCasa of Goshen's HUD listing includes Spanish-language counseling, and the city's utility billing office provides new-customer information in Spanish.
Once the ninety-day picture is on paper, the question about the house usually answers itself: either the budget holds with some help, or it clearly does not.
How We Fit In
We are a local cash buyer. We look at the house, give you a written offer within 24 hours based on Goshen sales and the actual condition, and let you pick the closing date — quickly if you need the cash, or later if you are waiting on a final paycheck or a move. There are no repairs, no showings and no commission.
Use the offer as a reference point while you work through the steps above. If keeping the house turns out to be possible, that is a good result and we will say so. There is more on selling a house in Goshen generally on our city page, including when an agent listing would get you more.
